Overview:
Plan, schedule, organize, direct and supervise all HVAC personnel in the installation, maintenance and repair of university heating, cooling and ventilation systems to ensure that the work performed is in compliance with blueprints, manufacturer specifications, state and local codes.
Responsibilities:
Ensure the proper maintenance of refrigeration equipment, boilers, chillers, cooling towers, thermal storage, filtration systems, valves, VFD’s, motors, pumps, and other rotating equipment, etc.. Supervise the maintenance and water chemistry of mechanical systems, swimming pool and water features. Administrate the maintenance and repair of refrigeration equipment, pressure vessels, and other appliances operated by dining services.
Inspect work-in-progress and finished work for quality workmanship and to ensure timely completion.
Supervise the operation of the building automation system central control consoles and ensure all points are operating properly and alarm parameters are established. Supervise the installation, operation, maintenance, calibration, repair and monitoring of building automation control equipment and systems. Manage the expansion, alteration, modification, and integration of controls systems to include field hardware, network equipment, server hardware and related software. Maintain current and accurate diagrams of controls systems. Provide backup plans for system or component failure.
Maintain proficiency and keep abreast of new developments and technologies. Ensure compliance with federal, state, and local regulations. Continually update knowledge through appropriate courses, seminars and publications. Train personnel on safe and effective work practices and enforce safety regulations. Provide cross training opportunities for HVAC and other maintenance personnel.
Evaluate the performance of assigned personnel, and prepare required evaluation reports. Make recommendations regarding hiring, promotions, disciplinary action and termination of employees. Assist in the development of policies and procedures related to HVAC activities.
Procure appropriate tools, equipment, and supplies. Maintain inventory, and ensure sufficient quantities are available to complete scheduled work.
Populate the Computerized Maintenance Management System (CMMS) with new equipment, develop preventive maintenance (PM) tasks and schedules, assign labor to PM and trouble calls, and document findings and actions.
On a periodic basis, provide continuous commissioning of all buildings to include test and balancing of systems.
Monitor utility consumption, and investigate irregularities. Identify, validate, and implement potential energy and cost saving opportunities. Educate faculty, staff, and students on energy conservation measures.
Assist in the preparation of capital and operating budgets. Prioritize and manage expenditures to ensure budgeting guidelines are met. Review and recommend for approval vendor and contractor applications for payment.
Perform air quality tests upon customer request to ensure that indoor air quality standards are met. Maintain records and make reports in compliance with mandated air quality standards for air handling equipment and refrigeration recovery requirements.
Read and comprehend complex blueprints, and mechanical and electrical diagrams. Prepare material and labor estimates. Prepare sketches of proposed work and assist in the design and specification development for planned projects. Obtain vendor and contractor proposals. Coordinate activities with other in-house trades and with outside contractors.
Qualifications:
EPA Universal Certification. Class A air conditioning and refrigeration contractors’ license with endorsement for environmental air conditioning, commercial refrigeration and process cooling and heating, or both preferred. Electrical or plumbing journeyman license preferred.
Five years journey-level experience in the HVAC trade, three of which must include chiller, boiler and commercial air-handler experience. Two years management experience supervising a crew of five or more, and two years’ experience in the selection, installation, operation, and repair of various building automation systems. Experience with a top-tier CMMS is required.
Knowledge of applicable building, electrical and plumbing codes.
Knowledge of network systems, hardware and software components of building automation systems and how they integrate preferred. Ability to read and interpret blueprints, wiring schematics, specifications, and manufacturers’ literature. Knowledge of applicable Mechanical, Electrical and Plumbing codes. Knowledge of Duct Construction Standards preferred.
Proven ability to manage multiple tasks with concurrent deadlines in a demanding environment required.
Excellent problem solving skills and organizational skills. Interpersonal communication skills (both written and verbal) are essential.
Ability to read and interpret blueprints, wiring schematics, specifications, and manufacturers’ literature.
High school diploma or GED required. Completion of trade school coursework in HVAC maintenance, and completion of an approved HVAC apprenticeship program required. Bachelor degree in Mechanical Engineering, Business Administration, or other relevant related field preferred.
Competency with Microsoft Office applications.
Must be at least 21 years of age with a valid Texas drivers’ license and insurable by university carrier.
Ability to comply with workplace guidelines and attendance requirements.
Successful completion of an employment and/or criminal history background check required.
